The latest study reveals that the priciest homes in the country, particularly those dotting the Balaton region, are neck and neck with their counterparts in Budapest. The findings are worth a peek as they are truly shocking.

The study conducted by Otthon Centrum compares prices of newly built homes in the country and the Balaton region. In the first quarter of the year, the average price per square meter for a newly built apartment in the Balaton region stood at a staggering HUF 1.8 million (EUR 4,750), while a rural apartment commanded HUF 995,000 (EUR 2,500). In a year-on-year analysis, this marks a 15% surge in the cost of rural apartments, a stark contrast to the apparent slow-down or stagnation in Budapest’s pricing trends. It appears the rural areas have a mind of their own.

The priciest rural areas

Sopron emerges as the costliest among cities with county status, with a newly erected flat demanding up to HUF 1.26 million (EUR 3,320) per square meter. Although this figure falls slightly short of the prices recorded in the previous year, writes Roadster.
Debrecen follows closely behind, holding it’s ground valiantly, with a new residence incurring an expense of HUF 1.15 million (EUR 3,020) per square meter. Following Debrecen on the list is Szeged where a square meter of a new apartment is HUF 1.07 million (EUR 2,820). At the end of last year, Győr, Eger and Veszprém were still offering new-build apartments at over a million forints per square metre, but prices have since fallen in all three cities.

The least expensive rural areas

The listing square meter price have exceeded HUF 600,000 (EUR 1,580) in every city with a county status, although some are still holding on tight. The least expensive city to buy a new flat is Békéscsaba, where the square meter price sits at HUF 605,000 (EUR 1,590).
Coming in second is Hódmezővásárhely, with an average price of HUF 700,000 (EUR 1,840).

Lower prices in the Balaton region

The Balaton region saw a significant fluctuation in prices, with a more than threefold difference between the least and most expensive projects. There is also a bigger concentration of projects peppered mostly throughout the South coast. The most trending location for new projects seem to be between the railway and the water, near bigger towns or even cities. Many of these new projects are located in Siófok, thus making it the crowd favourite of the year.

In a surprising turn, the cheapest price in the region stands at HUF 850,000 (EUR 2,240) per square meter. The closer to the capital the more expensive the price. That’s the reason why in Badacsonytomaj, buyers have to fork out HUF 1.21 million (EUR 3,185) per square meter.

Higher prices in the Balaton region

The middle ground of roughly HUF 1.3 million (EUR 3,420) per square meter can be pinpointed around Balatonmáriafürdő and Balatonlelle. Zamárdi and Alsóörs are also characterised by higher prices, a HUF 2.16 million (EUR 5,690) per square meter on average.
The most expensive new project is found in Balatonakarattya, costing an astonishing HUF 3.1 million (EUR 8,160) per square meter.
