The popularity of an area can be measured by how many homes are bought and how often the apartment changes owners. According to a recent survey, in addition to the districts of the Hungarian capital, the Tatabánya region is also popular.

Rotational speed is a concept that shows in the real estate market how much of the housing stock in a given area has changed owners. This is always measured in a predetermined time period, and in this case, we examine the year 2020 with the help of portfolio.hu.

Therefore, fewer apartments changed hands in 2020 than in 2019. According to the value map of OTP Residential Property, the turnover rate in 111 areas does not reach 1%. A rotation rate of 1% means that the entire residential property stock in that area would have a new owner in 100 years.

The rotational speed was above 1.6% in the most popular areas. Such a rate was determined in 11 districts of Budapest, in addition to Siófok, Tatabánya, Veszprém, Debrecen, Dunaújváros, Nyíregyháza, Kazincbarcika, and Salgótarján. At the other end of the list are areas with small towns. These include, for example, Kiskunmajsa, Tokaj, and Sárospatak.

The most popular areas are in Budapest, as well as Fejér County.

In each county, it can be observed that the county seats are the most popular. In Tatabánya, the rotational speed is 2.4%, which leads the list. Based on this, a property in Tatabánya will be acquired by a new owner in about 41 years. Besides Tatabánya, Salgótarján and Nyíregyháza made it to the top 3.

Despite the general downturn, District VII remains the most popular. The rotational speed was 6.6% in 2018, but now it is only 2.6%. District VII, District VIII, and District XIII follow on the popularity list. At the end of the ranking are the outer districts of Budapest, such as districts XXIII, XVI, XXII, and XVII.
